Sprouts Farmers Market Secures Key Design Endorsement for Planned Westport Location

Plans to bring Sprouts Farmers Market to Westport have cleared a significant regulatory benchmark following a favorable decision by the town’s Architectural Review Board. The specialized grocer is pursuing development at 1460 Post Road East, marking another milestone in the retailer's broader strategy to establish its presence within the state of Connecticut.

The specialty supermarket chain, headquartered in Phoenix, Arizona, specializes in fresh, natural, and organic grocery selections. Sprouts currently operates an expansive retail footprint of 498 store locations distributed across 25 states, making its anticipated arrival in Fairfield County a notable expansion into the regional marketplace.

Should the project receive all required municipal endorsements, the proposed grocery store is projected to open its doors to local shoppers in 2028. This potential timeline was confirmed by Lauren Frank, who serves as a public relations manager for the supermarket chain.

Despite securing the recent design approval, several municipal review steps remain before physical transformations can begin on the parcel. The retail proposal must still go before the Westport Zoning Board of Appeals as well as the town's Planning and Zoning Commission to obtain the necessary zoning clearances and operational permits.

The targeted property is a 40,668-square-foot, two-story commercial building under the ownership of Urstadt Biddle Properties Inc. Under the current site layout, the commercial structure accommodates space for nine commercial tenants, though the property has encountered a series of vacancies in recent times.

At present, active tenants sharing the commercial center include Julian’s Pizza Bar & Kitchen along with retail beverage outlet BevMax. The integration of a regional supermarket operator is viewed by project planners as an opportunity to substantially revitalize the existing commercial footprint and increase foot traffic.

Architectural documentation for the property redevelopment was formally submitted to municipal officials in July by project architect Frederick William Hoag. In the filed development proposal, Hoag noted that upgrading the structure would breathe new life into the commercial center, creating a vibrant, fully leased destination anchored by the natural foods store.

The Westport Architectural Review Board granted its unanimous support to the proposed architectural design during a formal session held on August 25. The board's endorsement arrived alongside several minor aesthetic suggestions aimed at enhancing the building’s visual presentation along the commercial corridor.

Among the specific exterior design recommendations, town board members suggested evaluating the potential replacement of an exterior trellis with vertical siding designed to resemble wood on the building's Post Road façade. Furthermore, the board asked the applicant to consider incorporating a decorative green accent panel to the left side of the main customer entrance.

The mandate and scope of the board were detailed by Donna Douglass, who serves as staff coordinator and administrator for Westport's Historic District Commission and Architectural Review Board. Douglass highlighted that board review remains an essential component for commercial initiatives that involve visual design standards, community planning aesthetics, and overall exterior modifications.

Although initial architectural reviews have drawn to a close, municipal authorities confirmed that precise hearing dates have not yet been established for the forthcoming reviews before the other municipal regulatory bodies. The project had previously appeared before local planning leaders when it was introduced as a preapplication to the Planning and Zoning Commission in January.

The commercial real estate at 1460 Post Road East holds a notable local history, having previously operated as the service department for the Honda of Westport car dealership. That operation has since vacated the location, shifting the property's use toward traditional retail reoccupancy.

The automotive dealership itself continues to conduct vehicle sales from its nearby facility situated at 1375 Post Road East in Westport. In contrast, its associated vehicle maintenance and repair operations have been transferred to a separate facility located at 186 Linwood Ave. in the adjacent town of Fairfield.

The Westport initiative follows a previous approval granted to Sprouts in April for a planned location in Milford. That site is slated for construction along Boston Post Road, positioned adjacent to an existing Genesis automotive dealership.

Construction on the Milford store was projected to get underway within the current year, positioning that location on track for an anticipated public debut in 2027. The earlier timeline for Milford suggests it may open ahead of the proposed Westport branch as the chain establishes its initial Connecticut operations.

As town leaders prepare to review the remaining zoning aspects of the Westport application, the proposed transformation of 1460 Post Road East reflects an ongoing shift toward revitalizing vacant retail inventory with high-profile grocery anchors.
