High-End Real Estate in North Jersey Reaches New Heights With Multi-Million Dollar August Closings

The luxury real estate sector across Northern New Jersey saw significant activity throughout the month of August, marked by several prominent multi-million-dollar transactions. High-net-worth buyers closed on a diverse selection of premium properties, ranging from vast equestrian-ready country estates to updated suburban villas and premier waterfront residences.

Leading transactions across the region spanned a wide financial spectrum, with top recorded purchase prices falling between $2.225 million and $12 million. Industry observers noted that all of the premier properties spotlighted during the month were traded through standard real estate market channels, underscoring consistent buyer interest in turnkey luxury across the area's most affluent enclaves.

Among the standout properties changing hands during the month was a newly constructed waterfront estate featuring private dock access on Lake Hopatcong, along with a classic Georgian Colonial manor originally erected in 2001 that commanded a price tag of $5.67 million. However, the upper threshold of the market was defined by an extraordinary French chateau-style residence in Bergen County that established a new pricing benchmark for the regional market so far this year.

Leading the list of August transactions was the commanding estate at 123 E. Saddle River Road in Saddle River. Closing on August 28 for an even $12 million, the transaction officially registered as the highest-priced single-family residential sale in both Bergen County and the entirety of North Jersey for the year 2026 to date.

The landmark Bergen County transaction was brought to market by listing agent Christian Di Stasio, representing the Christian Di Stasio Group at Prominent Properties Sotheby's International Realty. The property’s commanding sale price reflected both its premier location in one of the state's most exclusive boroughs and its extensive list of high-end amenities.

Encompassing approximately 12,000 square feet of grand living space, the Saddle River manor is set back on a fully gated, 4.4-acre parcel designed to offer complete seclusion. The exterior grounds feature manicured formal gardens, an expansive green lawn, multiple stone patios for open-air entertaining, an outdoor pergola, a dedicated children's playground, and a custom swimming pool accompanied by an integrated spa.

For equestrian enthusiasts, the Saddle River estate offers dedicated facilities rarely found within such close proximity to the metropolitan core. The acreage includes a fully equipped four-stall horse stable along with an adjacent fenced grass pasture, providing full accommodation for private equine care on the premises.

The interior of the French chateau showcases extensive architectural craftsmanship across six bedrooms and nine bathrooms. The primary level is organized around stately entertainment zones, including formal living and dining salons, a chef-caliber kitchen paired with an informal dining area, a relaxed family room, and an executive office and library finished with rich mahogany paneling.

The primary bedroom suite was conceived as a private retreat within the home, complete with an inviting fireplace, two custom boutique walk-in closets, an opulent spa-style en-suite bathroom, and direct access to a private exterior patio. Throughout the main levels, substantial millwork, oversized windows, and premium finishes maintain a consistent level of refined European-inspired design.

The estate's walkout lower level functions as a private leisure complex, housing twin dedicated fitness centers, a separate massage room, and a traditional dry sauna. Entertainment amenities on this lower tier include a billiard-equipped lounge and a temperature-regulated custom wine cellar, with an interior residential elevator offering convenient access across all three finished floors of the mansion.

Further west in Passaic County, high-end activity was highlighted by the sale of 27 Mountainwood Court in Totowa. The Mediterranean-inspired villa successfully traded on August 21 for a final contract price of $2.35 million, representing the county's premier residential transaction for the monthly period.

The Totowa property was listed and marketed by Taylor Lucyk of The Taylor Lucyk Group at The Agency One Rock. Positioned on an expansive parcel of nearly 2.5 acres, the property blends classic Mediterranean architecture with recent modern renovations and extensive mature landscaping.

Inside the Totowa residence, the open layout features five bedrooms and seven bathrooms centered around an expansive great room lined with floor-to-ceiling walls of glass. The gourmet kitchen serves as the culinary center of the residence, equipped with state-of-the-art professional appliances, custom cabinetry, and premium stone surfaces designed for both everyday dining and large-scale hosting.

The residence offers a main-floor primary suite designed for comfort and privacy, featuring a dual-sided fireplace, dual walk-in closets, and an attached bath modeled after luxury resort spas. Additional living spaces within the home include a dedicated lounge area with a built-in wet bar, as well as a fully finished lower level suited for extended recreation.

The outdoor grounds at the Totowa estate mirror the luxury found inside, centered on a resort-inspired backyard that includes an in-ground swimming pool, private play facilities, and expansive terrace space. Together with the benchmark-setting closing in Saddle River, the sale highlights sustained demand for prime Northern New Jersey real estate offering generous acreage, architectural distinction, and comprehensive private lifestyle amenities.
